The short answer

Attic ventilation is the flow of outside air in through vents low on the roof (at the soffits or eaves) and out through vents high on the roof (a ridge vent, turbines or a solar attic fan). In an Arkansas summer it carries heat out of the attic, and in winter it carries moisture out before it condenses on the roof deck. Patriot Roofing and Restoration checks ventilation in every 21-point roof inspection, builds balanced ventilation into every roof package, and installs Attic Breeze solar attic fans on existing roofs.

An attic in a Central Arkansas summer can run far hotter than the air outside. That heat bakes the underside of your shingles and loads your air conditioner. In winter, warm, damp air from the house rises into the attic, and without airflow it condenses on the cold roof deck, which is how decking rots and mold starts.

Good ventilation fixes both by moving air through the attic all year: in low at the eaves, out high at the ridge. The key word is balanced. Exhaust at the top only works if there is enough intake at the bottom, and two kinds of exhaust on the same roof can short-circuit each other. We check both ends before we recommend anything.

Signs your attic is not venting

  • An upstairs that stays hot even with the AC running
  • Frost, damp spots or mildew on the underside of the roof deck
  • Shingles curling or blistering earlier than they should
  • Rusty nails poking through the deck in the attic
  • Soffit vents painted over, blocked by insulation or missing
  • Ice dams at the eaves after a winter storm

How we fix attic ventilation

  1. Check the intakeWe look at your soffit or eave vents from outside and from the attic, and make sure insulation is not blocking them. Without enough intake, no exhaust vent works properly.
  2. Check the exhaustRidge vent, turbines, box vents or a fan: we note what you have and whether two types are fighting each other.
  3. Balance themBuilding codes base vent area on the attic floor: the International Residential Code (section R806.2) calls for 1 square foot of net free vent area for every 150 square feet of attic, or 1 for every 300 when the vents are split between high and low on the roof. We size to that.
  4. Pick the fixWith a new roof, balanced ventilation is built into the package. On the roof you have now, it may be added intake, a new ridge vent, turbines or an Attic Breeze solar attic fan.

What attic ventilation costs

With a new Patriot roof, ventilation is included in the package price. On an existing roof, ventilation work is priced in writing after we look at the attic. Attic Breeze solar attic fans have a published installed price per fan, shown on our solar attic fan cost calculator. A repair diagnostic visit is $79.99 and includes the 21-point inspection; it is free for Patriot Care Club members, and the ventilation check is free with a storm or replacement inspection.

Solar attic fans

An Attic Breeze Gen 3 solar attic fan pulls hot, damp air out of the attic on sunshine alone, with no wiring and nothing added to your power bill. We size one fan for every 1,700 square feet of attic floor and install it on its own flashed base. When we add solar fans, we do not also install a ridge vent or turbines, because exhaust vents that compete for the same intake air work against each other.

What homeowners say

Patriot Roofing and Restoration arrived promptly to provide a fair quote to cut a hole and install a furnace vent. The next day, they were able to get the job done. They provided excellent customer service, and I knew my home was in good hands.

Without them, I would have been without AC even longer. Thank you for your help and hard work during a not-so-good circumstance. I will definitely rely on this company in the future for any roofing needs. Keep up the great work!

The team at Patriot replaced the roof and gutters at a rental property of mine. LeeAnn walked me through the process of working with insurance to make sure everything went smoothly. The onsite project manager made sure the crew had what they needed.

And I’ve watched a fair number of roofing crews work before, but have never seen one that paid as much attention to detail as this one did. Very impressive. Gutter crew did a fantastic job, as well. If you need a roof, you need to call Patriot.

Common questions

How much attic ventilation does a house need?

The International Residential Code (section R806.2) sets the usual rule: 1 square foot of net free vent area for every 150 square feet of attic floor, or 1 for every 300 when the vents are split between high exhaust and low intake. Roughly half the vent area should be intake at the eaves.

Is a ridge vent better than turbines?

A continuous ridge vent paired with good soffit intake gives even airflow along the whole roof and has no moving parts, which is why it comes with our Armor, Guardian and Defender packages. Turbines work too, and they come with our Shield package. What matters most is enough intake and not mixing exhaust types.

Can I have a ridge vent and a solar attic fan?

We do not install them together. A fan next to a ridge vent can pull air in through the ridge instead of from the soffits, which leaves most of the attic unvented. When we install solar fans, they are the exhaust.

Does poor ventilation void a shingle warranty?

Shingle manufacturers require proper attic ventilation, and a roof without it can have warranty coverage limited. That is one reason every Patriot replacement includes balanced ventilation.

Do you check ventilation during an inspection?

Yes. Attic ventilation is part of the 21-point roof inspection. It is free with a storm or replacement inspection, and part of the $79.99 repair diagnostic visit (no fee for Patriot Care Club members).
