Let's Start With What You Really Want to Know

If you’re reading this page, you probably just want a ballpark. We respect that. So here it is – honest numbers based on real projects we complete every month across Little Rock, North Little Rock, Benton, Maumelle, and the surrounding central Arkansas area.

Roof Replacement Price Ranges in Central Arkansas (2026)

These are general ranges. Your actual cost depends on the factors we break down below – roof size, pitch, material choice, complexity, and current condition. These ranges reflect what homeowners in our area are actually paying today.

SMALLER / SIMPLE HOME $9,000 – $12,000

Simple 2-slope roof, single story, basic architectural shingles

AVERAGE HOME $15,000 – $30,000

Typical central Arkansas home, standard to upgraded materials

LARGER / COMPLEX HOME $35,000 – $65,000

Large homes, steep pitch, premium materials, complex rooflines

That’s a wide range – we know. And if you’re thinking “why such a big gap?” – that’s exactly the right question. The rest of this page explains every factor so you can get a much clearer picture of where your home falls.

What Drives the Cost of a Roof Replacement Up?

Not every roof is the same – and neither is the price. Here are the biggest factors that push the cost of a roof replacement higher. If several of these apply to your home, expect to be toward the upper end of the ranges above.

Steep Roof Pitch

A steeper roof is harder and more dangerous to work on. It requires specialized safety equipment and slows the crew down significantly. The steeper the pitch, the higher the labor cost.

Multiple Stories

Two- and three-story homes require more setup, additional safety measures, and more time to haul materials to the roof. Expect increased labor costs compared to a single-story ranch.

Complex Roof Lines

Valleys, dormers, hips, ridges, skylights, chimneys, and walls that intersect the roof all add complexity. Each one requires detailed flashing work, additional materials, and skilled labor to weatherproof properly.

Other factors include accessibility challenges (tight lots, landscaping that needs protection), current supply chain conditions, and manufacturer price increases that can happen multiple times per year.

Certain homes are naturally less expensive to roof. If these describe your situation, you'll likely be toward the lower end of the ranges:

What Makes a Roof Replacement More Affordable?

Simple roof design

A basic two-slope (gable) roof with few or no valleys, dormers, or penetrations is the most straightforward and cost-effective to replace.

Single story and walkable pitch

Easier access and lower pitch means the crew works faster and more safely, keeping labor costs down.

Standard architectural shingles

Our Basic package uses quality architectural shingles that perform well and keep costs manageable.

No structural issues

If your decking is in good shape and there are no underlying problems, the job moves faster with fewer surprises.

Single layer tear-off

Removing just one layer of existing roofing is standard and doesn't add extra disposal time or costs.

Why Are Some Roofers More Expensive - and Others Suspiciously Cheap?

This might be the most important section on this page. If you’re comparing quotes, understanding why prices are different matters far more than the numbers themselves.

What You’re Paying for With a Quality Roofer

Reputable, higher-priced roofing companies typically cost more because they invest in the things that protect you:

They use premium materials and install them exactly according to manufacturer specifications – not taking shortcuts to save time. They employ quality-trained crews who understand proper construction techniques. They carry proper licensing and full insurance coverage that protects you if something goes wrong during the project. They offer meaningful warranties – not just a handshake – including lifetime workmanship guarantees backed by the company. And they prioritize customer service: when a problem arises (and in construction, sometimes they do), they come back and make it right.

Where Does Patriot Roofing's Pricing Fall?

We'll be straightforward: Patriot Roofing is not the cheapest option in central Arkansas, and we're completely comfortable with that. We fall in the mid-range to upper-range of the market - and here's exactly why:

Every full roof replacement comes with an on-site supervisor to ensure the work is done right. We use a full-system approach – meaning we don’t just slap on new shingles. We address the underlayment, flashing, ventilation, drip edge, ice and water barriers, and all the components that make a roofing system actually work together. We fix problems that other companies would skip to save money.

We offer Class 3 and Class 4 impact-resistant shingles, premium options up to stone-coated steel roofing, and every project is backed by our warranty program – up to a Lifetime Workmanship Warranty on our Platinum package.

As an Atlas Gold Certified contractor, we meet a higher standard of installation quality that’s verified by the manufacturer – not just self-reported.

And then there’s something no other company in our area can say: every customer is protected by a $30,000 Deposit Guarantee through Directorii.com, a third-party organization that performs extensive financial and criminal background checks on roofing companies. If for any reason Patriot Roofing does not complete your project, Directorii guarantees that up to $30,000 of the money you’ve paid will be returned to you. That’s not our promise – it’s a verified, independent guarantee.

Our Roofing Packages: Good, Better, Best

The Cheapest Roof Is Often the Most Expensive One

This is the part most homeowners don’t think about until it’s too late: the true cost of a roof isn’t just the check you write today. It’s what you’ll spend over the next 10, 20, or 30 years.

Budget Roof $ 25,000+
  • Pay ~$10,000 now for 3-tab shingles. Replace again in 10–15 years for ~$15,000+ (after material increases).

  • Higher insurance premiums every year. Storm repairs out of pocket.

  • Reduced home value.

Quality Roof $ 18,000–25,000
  • Invest in Class 4 impact-resistant or metal roofing that lasts 30+ years.

  • Potential insurance discounts. Minimal storm damage. No early replacement.

  • Better curb appeal and home value if you sell.

Here’s the math that matters: A cheap $10,000 roof replacement today could mean spending another $15,000 to replace it again in just 5–10 years – that’s $25,000 total. Or you could invest $18,000–$25,000 once in a roof that lasts 30+ years and saves you money on insurance every year in between.

Many insurance companies in Arkansas charge higher premiums for 3-tab roofs because they know they’re more likely to sustain storm damage. Class 4 and metal roofs are significantly harder to damage in hail and wind, which can qualify you for premium discounts that add up year after year.

And there’s one more factor homeowners overlook: if you ever want to sell your home, a quality roof with years of life left on it is a selling point. A cheap, aging roof? That’s a negotiation point – against you.

Why Roofing Costs Have Risen - And Likely Won't Come Back Down

If you've heard that roofing "used to be cheaper" - you're right. Here's why prices have climbed and what's driving them.

Material Costs Keep Rising

Roofing shingles are petroleum-based products - when oil prices go up, shingle prices follow. On average, the industry sees roughly three price increases per year, each around 10%. That compounds quickly. During the COVID-19 pandemic, demand stayed steady but manufacturing output dropped significantly - there were five price increases in a single year.

Supply Chain Disruptions

Even though shingles are manufactured in the U.S., many of the raw materials used to make them are sourced internationally. When a shingle manufacturing plant goes down due to a fire, power outage, or natural disaster, it can take days to weeks to get production running properly again - and the ripple effects on pricing are immediate.

Storm Demand in Arkansas

Central Arkansas has experienced multiple major storm events within short timeframes over the past several years. When storms hit the region - or hit other areas like the Gulf Coast with hurricanes - demand for roofing materials spikes while supply stays flat. This drives up both material and labor costs locally.

Skilled Labor Shortage

There is a growing shortage of properly trained, experienced roofing crews. Companies that invest in quality training and retain skilled workers pay more for that labor - and those costs are reflected in the price. This is also why the gap between quality companies and cheap ones keeps widening: the companies cutting corners are often the ones using untrained, low-cost labor.

The honest takeaway: roofing prices are not going back to where they were 3–5 years ago. In fact, waiting typically means paying more. Every month you delay, material costs are likely higher than they are today.

Is a Full Roof Replacement Worth It - Or Should You Just Repair?

We’re going to be honest with you here, because this is a question where the “wrong” answer can cost you thousands of dollars in either direction.

When a Repair Makes More Sense

Just because you can replace a roof doesn’t mean you should. If your roof isn’t very old, was installed correctly, and the damage is isolated — a missing shingle here, a minor leak there — then a targeted repair may be all you need. We’ll tell you that when it’s the case. We’d rather earn your trust with honest advice than oversell you a project you don’t need.

When It’s Time to Replace

A full replacement becomes the smarter investment when:

You’ve had significant storm damage

widespread hail or wind damage across the roof means repairs are just temporary patches on a compromised system.

Your roof is old and worn out

shingles that are curling, cracking, or losing granules have reached the end of their useful life. A new roof may also lower your insurance premiums.

You’re facing multiple repairs

when different areas of the roof need attention at the same time, the combined cost of multiple repairs can approach (or exceed) the cost of replacement. At that point, you’re spending repair money on an old roof instead of investing it in a new one with full warranties.

The original installation was done poorly

If your roof was installed incorrectly (and we see this more than you'd think), repairs may not solve the underlying problems. Starting fresh with a proper installation is the only real fix.

Reached out to Patriot over Easter weekend for a leaking roof from the rain we got Saturday. Sean arrived about 10 minutes early for the 8 am appointment on Monday. I described the issue and his initial diagnosis proved to be correct, lack of sealant around the base of the whirly bird allowing water to come in. He corrected the problem on all 3 before the appointment was even over. That's what I call Super Service. Thank you Sean and thank you Patriot Roofing!

A Patriot representative came out to give me a second opinion about a recommended roof repair. As it turns out, no repairs were needed at all. I truly appreciate Patriot’s time and honest opinion; they didn’t even charge me for the onsite consultation.

Lee Ann and her team were outstanding! I was notified when they would be out there to do my installs. I had to have a whole roof replacement and I chose to get gutters and gutter guards. They provided me pics of my damaged roof and pics of periodic time periods of the installation, it was amazing! I was so elated when I found out they even provide soft power washing on siding, I asked for that service as well. I felt so at ease dealing with Lee Ann, she helped with everything, even helping me find reasonable financing. I am so happy with the outcome from their services to my house, even my family are astounded by how a new roof and gutters changed the look of my home! I highly recommend Patriotic Roofing, they will not disappoint! ????
