Hot Springs has the oldest housing of any town we serve, with 37,930 people at the 2020 Census and Bathhouse Row at its heart. It is about 45 miles from our Maumelle office, the farthest city on our list.
Roofing in the Ouachita Mountains' largest city
Hot Springs is the largest city in the Ouachita Mountains, and its weather can be rough. On May 8, 2024 an EF2 tornado with winds near 120 mph ended about 4 miles southeast of the city, and the National Weather Service found many roofs torn by wind and many houses hit by falling trees along its 12.2-mile path.
The city also has local historic districts with their own rules. In the Pleasant Street Historic District, most exterior changes need a Certificate of Appropriateness from the Historic District Commission on top of the roofing permit Hot Springs requires for a replacement. The application fee is $25.

Can I put architectural shingles on a house in the Pleasant Street Historic District?
The district guidelines accept composition shingles when the original roofing material is not economically feasible, and they recommend dark colors. You still need a Certificate of Appropriateness ($25 application) and the city roofing permit. Questions go to the Planning Department at 133 Convention Blvd., 501-321-6851.
Can I change the gutters or siding on a Pleasant Street home?
The guidelines prefer half-round gutters with round downspouts, and they prohibit vinyl, aluminum, steel and concrete board siding. Original siding is to be repaired, and the commission decides when it can be replaced. Check with the Historic District Commission before ordering materials.
Do I need a permit to replace my roof in Hot Springs?
Yes. Hot Springs requires a roofing permit for a replacement, and in a local historic district such as Pleasant Street you also need a Certificate of Appropriateness from the Historic District Commission.
Can I add a skylight to my Pleasant Street house?
Not where it can be seen from the street; the guidelines say skylights should not be added to roofs visible from the street. Patriot Roofing repairs existing skylights but does not install new ones.
Do the Pleasant Street guidelines say anything about my chimney?
They do: a prominent original chimney is not to be removed or changed, and a cap over the flue is recommended to keep moisture out. When we re-roof around one, we flash it in place rather than altering it.
