Maumelle did not grow the way most Arkansas towns did. It was planned from scratch as one of thirteen federally backed New Towns of the early 1970s, and the first family moved into a home in the Club Manor Subdivision in the spring of 1974. Our office is on Club Manor Drive today, named for the same part of town where Maumelle's first planned homes went up.
The city filled in fast after that. Maumelle had 6,714 people in 1990, 10,557 in 2000 and 17,163 by 2010, and the city's General Plan counted about 144 new homes a year after 1999, almost all single-family. That means a lot of Maumelle roofs went on within a few years of each other, and many of them are coming due together. About three in four Maumelle homes are lived in by their owners, and the median owner-occupied home is valued at $291,700, so a roof here protects a lot of value.
Water matters here as much as wind. The city describes most of its built-up land as flat, on soils rated poorly for homes without basements, with White Oak Bayou and its floodplain running through the east side. NWS Little Rock has logged flash flooding in Maumelle in August 2018 and March 2024.
