Conway is Faulkner County's largest city, with 64,134 people at the 2020 Census and the University of Central Arkansas at its center. It is about 15 miles up I-40 from our Maumelle office.
Conway roofs, from the Robinson Historic District to the newer streets
Conway grew from 10,139 housing units in 1990 to 27,503 in 2020, so most of the city's roofs sit on houses built in the last three decades. Fewer than half of Conway homes are owner-occupied (45.4 percent in the Census Bureau's 2020 to 2024 estimate), which means many roof decisions here are made by landlords as well as the families who live under them.
The older part of town works differently. In the Robinson Historic District, the city will not issue a permit for exterior work without a Certificate of Appropriateness, though in-kind re-roofing can often be approved by city staff. In the Old Conway Design Overlay District, commission staff reports quote a guideline against metal roofing unless the house historically had it. If your home is in either area, we plan the roof around those rules before we price it.

Roofing questions from Conway
My house is in the Robinson Historic District. Do I need commission approval to replace my roof?
The city says exterior work in the district needs a Certificate of Appropriateness before a permit can be issued, but in-kind re-roofing is listed as work city staff may approve. Changing the roof shape or pitch is not allowed under the guidelines. Call Conway Planning and Development before work starts; we will plan the roof to match.
Can I put a metal roof on a house in the Old Conway Design Overlay District?
Commission staff reports quote an Old Conway guideline that metal roofing is prohibited unless the house historically had it. Unless your home had a metal roof originally, plan on asphalt shingles and confirm with the city.
Can I use vinyl siding when I update a house in one of Conway's historic districts?
Usually not. The Robinson guidelines list vinyl and aluminum as siding that should not be used, and a 2020 staff report found vinyl not compatible in the Old Conway Design Overlay District.
My Robinson district house still has its half-round gutters. Can I replace them with seamless gutters?
The guidelines for the district's wooden buildings say built-in or historic half-round and round gutters should be retained, so ask the city before you change them. Our Sentry gutters are 5- or 6-inch seamless aluminum, so where the original gutters need to stay, a gutter repair is the better route.
Has Conway had wind strong enough to damage a roof?
Yes. NWS Little Rock's 2019 summary lists straight-line winds of 75 to 80 mph just north of Conway on October 21, 2019, and on August 18, 2024 numerous limbs came down around the city. Wind like that can crease shingles and loosen trim without an obvious leak, and a roof inspection will find it.
