Hot Springs Village spreads across Garland and Saline counties around 11 lakes, with 15,861 residents at the 2020 Census. It is about 36 miles from our Maumelle office and has taken both a tornado and baseball-size hail since 2023.
Roof work under the Hot Springs Village POA rules
In Hot Springs Village the permit for a roof comes from the property owners association, not a city. The POA's Residential Rules and Regulations, approved by its board on February 25, 2026, require a permit for alterations to existing homes, roofing included, and the Architectural Control Committee reviews permits case by case. Any change to the outside of a home, roof and siding named, needs a permit, and the color has to be an earth tone such as brown, tan, warm gray, green or white. We pull the permit as part of a replacement, so the shingle color you pick should come from that earth-tone family.
The POA rules also set the working day. From September 16 through May 14, outside work runs 7:00 am to 5:00 pm; from May 15 through September 15 it runs 6:00 am to 6:00 pm, with emergencies excepted. Materials cannot sit in the yard or driveway between active work days, so tear-off debris and shingle bundles need to be planned around that rule.
Trees are the Village's biggest roof risk. The National Weather Service found that most homes damaged in the March 14, 2024 tornado were hit by falling trees rather than by the wind itself, and a POA official counted roughly 1,500 trees down. Half-dollar hail fell in the Village that same night, and 2-inch hail was reported southwest of Lake DeSoto on May 16, 2025.

How old are Hot Springs Village roofs?
Half of the Village's homes were built in 1994 or earlier, and many were built on wooded, sloping lots where roofs are steep and hard to reach. After the March 2024 tornado and baseball-size hail, a roof that looks intact from the street can still have damage that only shows up on the roof itself.

What homeowners near Hot Springs Village say
Louann was my first contact with this company and she walked me through every step. My roof required the old shingles be removed. They found a lot of damage and repaired it all. The took pictures every step of the way and I was able to use those pictures for my house insurance reinspection.
The job was completed in a day and the area around my home was spotless. I cannot recommend these guys enough. I am very happy and secure in knowing my home is safe and protected.
This was major project for me but they made it very easy and I will never regret having picked this company. I first heard of this company on the radio. It was around Thanksgiving and the station was offering up dinners for the less fortunate. Patriot called and donated more dinners.
I knew I could trust them with my home. Thank you all.

Roofing questions from Hot Springs Village
Do I need POA approval to replace my roof in Hot Springs Village?
Yes. The POA's Residential Rules and Regulations (February 25, 2026) require a permit for roofing on existing homes, issued by the Permitting and Inspections Department, and the Architectural Control Committee reviews permits case by case. Patriot Roofing pulls the permit as part of a replacement. If you are unsure about a smaller project, the Permitting office is at 501.922.5562.
Can I choose any shingle color in the Village?
The rules say any change to a home's exterior, roof included, must be an earth tone: browns, tans, warm grays, greens, whites and similar muted shades. Your Roofing Specialist can show you shingle colors in those families so your choice fits the permit.
A tree came down on my roof in a storm. What should be checked?
In the March 2024 tornado the National Weather Service found most home damage in the Village came from falling trees, so after a limb or trunk hits a roof we look past the impact spot at the decking, rafters and the slopes around it. Our roof inspection covers storm damage like this.
Can I cut down the trees hanging over my roof before a re-roof?
It depends on the tree and the lot. The POA rules need a permit for trees over 3 inches across on improved lots over half an acre, but not for trees that are dead, dying, diseased or a hazard to the house, once POA staff verify them. Lots of half an acre or less do not need a tree permit.
Can a crew work outside the POA's hours after a storm?
Yes, for emergencies. The rules limit outside work to 7:00 am to 5:00 pm from September 16 through May 14 and 6:00 am to 6:00 pm the rest of the year, except emergencies, and a variance can be requested from the Permitting and Inspections Office.
