Little Rock is the state's largest city, with 202,591 people at the 2020 Census, and its downtown is about 11 miles from our Maumelle office. Two of the most destructive tornadoes in central Arkansas history, in 1999 and 2023, both cut through the city.
Little Rock's older core: historic rules, century-old roofs and southwest storms
In Little Rock, the roof you replace may sit on a house built before 1950: the median home in Hillcrest dates to 1935, in The Heights to 1941 and in Kingwood to 1952.
Two bodies can review exterior work in the older core. MacArthur Park, created in 1981, is the only Little Rock district where the city's Historic District Commission controls exterior changes, and in June 2026 it signed off on reroofs there in architectural shingles. Around the Capitol and the Governor's Mansion, the state's Capitol Zoning District Commission treats a like-kind roof replacement as a minor change its staff can approve, at no fee. Hillcrest is on the National Register with 1,611 properties, but the city says that listing alone does not bring Historic District Commission review.
The south and southwest side has had its own run of storms: half-dollar hail in Kensington Place on May 8, 2024, shingles blown off homes in Allendale Manor on April 26, 2024, and downed trees across Colonel Glenn and Lawson Roads that May. Little Rock also logged its snowiest month on record in February 2021, with 20.3 inches and snow on the ground for eight days.

How old are Little Rock roofs?
About 77% of Little Rock's homes were built before 2000, and half were built in 1978 or earlier. Older Little Rock homes often have more than one layer of shingles, decking that has been patched over the years and attic ventilation that predates modern codes. Outstanding service, quality work, and a price considerably below competitors! I called Patriot Roofing (after a no show by another contractor whose price was higher) and Patriot came out the same afternoon, and had the leak fixed the next day to beat the next rain.
The techician Sean took a very thorough amount of time examining the roof and showed me photos. However, he felt that he should consult with Adam, the owner/supervisor, who came out just 2 hours later to review the question areas.
Adam confirmed the cause of the leak and showed even more photos of many exposed nails and some overlap issues etc. Adam gave a quote that was much lower than the "no show" and 2 additional bids (who wouldn't be able to get the work completed until after the expected rain).

Roofing questions from Little Rock
My house is in the MacArthur Park Historic District. Do I need approval to replace my roof?
Yes. The district covers about fifty blocks bounded by East Capitol Avenue, South Scott Street, East 15th Street and Interstate 30, and exterior changes there go through the city's Historic District Commission. Reroofs in architectural shingles were approved there in June 2026 with Certificates of Compliance. The $100 filing fee applies when an application goes to a hearing and is waived when staff can review it administratively. We help you put the application together before we schedule work.
Hillcrest is a historic district. Does that limit what roof I can put on?
Not through the Historic District Commission. Hillcrest is listed on the National Register, but the city says only properties in the MacArthur Park district are locally protected for exterior alterations, and Register listing alone does not trigger that review.
I live near the Governor's Mansion. Who approves a new roof?
The Capitol Zoning District Commission covers the Governor's Mansion Area and the Capitol Area. Under its rules, a like-kind roof replacement is a minor modification its staff can approve, and it charges no fee for its permits. A visible change in material or look from the street goes to the commission.
Can I put a metal roof on my house in the MacArthur Park district?
It depends on what the house had. The district guidelines say to keep original roofing such as slate, tile or metal where possible, and they show standing seam metal among the roofing materials. Composition shingles are allowed when the original material is not economically feasible. Any change goes to the Historic District Commission first, and we help you prepare the application.
Will the historic district let me cover my wood siding with vinyl?
It is discouraged. The MacArthur Park guidelines say vinyl and metal siding on historic structures has long been discouraged, and each request is decided case by case, weighing street visibility and how architectural details are treated. Repairing and repainting the original wood is usually what the guidelines favor.
