Signs You Need a New Roof in Central Arkansas

Not every leak means a new roof. Many problems are one repair. But some signs point to a roof that is near the end of its life. Here is what to look for, most of it from the ground or the attic.

1. Age

Asphalt shingles realistically last 15 to 20 years in Arkansas. Manufacturer ratings often assume milder climates than ours. If your roof is in that range or older, it is worth an inspection even if nothing is leaking yet.

2. Shingles curling, cracking or missing in many places

A few damaged shingles can be replaced. Curling, cracking or missing shingles across several slopes usually mean the whole roof is wearing out at once.

3. Granules in the gutters

Shingles shed some granules early on. Heavy granule loss on an older roof, with bare dark patches on the shingles, means they are losing their protection from the sun.

4. Leaks in more than one place

One leak at a pipe boot or chimney is a repair. Leaks in different rooms, or new leaks after each repair, point to a roof that is failing in more than one spot.

5. Sagging or soft spots

A roofline that dips, or daylight through the roof boards in the attic, can mean damaged decking. Have that looked at soon.
