West Little Rock is the part of Little Rock west of I-430 and along Chenal Parkway, about 8 miles from our Maumelle office, the closest part of the city to us. It is also where the March 2023 tornado did its worst damage.
West Little Rock: Chenal's committee rules and two generations of roofs
Much of the area was built in two waves. Walton Heights and Pleasant Valley have median build years of 1973 and 1975, while Chenal Valley, which Deltic Timber began developing in 1989, and newer communities like Woodlands Edge and Valley Ranch have medians from 2003 to 2008.
In Chenal Valley, a new roof is not only between you and your roofer. The property owners association requires Architectural Control Committee approval before exterior changes, and its October 2023 guidelines set architectural shingles as the minimum, review metal case by case and set roof pitches by neighborhood, as steep as 12/12 in The Oaks.
The March 2023 tornado did its worst residential damage here, along Jamestown Drive, Cobble Hill Road and North Shackleford Road, where several homes lost most of their exterior walls. Since then, penny size hail fell near Rock Creek on May 8, 2024.

In 72223, around Chenal and Two Rivers Park, half the homes were built in 2004 or later; in 72212, 91% were built before 2000; and in 72211, half were built in 1991 or earlier. Roofing questions from West Little Rock
Do I need Chenal Valley ACC approval to replace my roof?
Plan on it. The Chenal Valley POA requires owners to apply to and receive approval from the Architectural Control Committee before exterior changes, and the guidelines set architectural shingles as the minimum roof finish. We help you prepare the submittal before we order material.
Can I put a metal roof on my house in Chenal Valley?
Possibly. The Chenal Valley guidelines say metal roofs are considered case by case, so the ACC decides for your house. Architectural shingles are the stated minimum without special approval.
Can I use vinyl siding in Chenal Valley?
Generally not for walls. The guidelines encourage brick or stone and list preapproved wood or masonry products for siding; vinyl is allowed only for soffit, fascia, friezeboard and dormers in certain neighborhoods, at least .042 inch thick.
Do I need Chenal ACC approval just to change my shingle color?
Plan on asking first. The Chenal Valley guidelines have owners list colors on the application and require roof colors that complement the surroundings, and the owner certification says exterior colors submitted are not to be changed without the committee's written permission.
