Pipe Boots: The Small Part Behind Many Roof Leaks

A pipe boot, also called pipe flashing, is the collar that seals around a plumbing vent pipe where it comes through your roof. Most have a metal or plastic base under the shingles and a rubber collar that hugs the pipe. When that rubber cracks, rain runs straight down the pipe and into the house.

Why pipe boots fail

Sun and heat break down rubber. In Arkansas summers, the rubber collar on many pipe boots dries out and splits long before the shingles around it are worn out. Hail and wind can also tear or loosen the collar.

Signs of a pipe boot leak

• A ceiling stain under a bathroom, the kitchen or a laundry room, where vent pipes usually run.
• A drip that shows up only in heavy rain.
• Cracked or split rubber around a vent pipe, seen from the ground with binoculars.
• Wet wood around the pipe in the attic.
